The Mariastichting formerly a large hospital in Haarlem. Most of the hospital buildings were demolished in 2005 to make way for a new urban plan. The main building of the hospital complex dates from 1899 and as a listed monument was incorporated into the new plan. De Waag Property Development, a collaboration between JoustraReid architects and NPK Design of Leiden, acquired one of the living units in this building and developed it as a pilot project in which we explored how one can create an energy neutral dwelling in a monumental building.

This ensemble of four new blocks of single family dwellings will replace an existing block of maisonette dwellings dating from the 1960’s. The urban design provides family dwellings which have a strong relationship to one another and to the street. This is done on the urban level by creating clear spaces of varying size and character and on the level of the dwelling by positioning living spaces adjacent to the street.By varying positioning of the blocks, roof forms, use of materials and detailing the four blocks create a composition which varies in scale and proportion and within which each dwelling is individually identifiable. The architecture of the new blocks makes use of forms, motifs and materials which are familiar to the local area and recognizable to the inhabitants of the neighbourhood.
There are three types of dwelling which each have their own combinations of external material; the townhouse is clad in brickwork, the village house has horizontally and vertically aligned timber cladding and the courtyard house has a combination of brickwork and timber cladding.
There are two new courtyards and alleys within the scheme which have been given special attention to make them intimate yet safe spaces.

 

The Rosmolen neighbourhood was built in the early 20th century as one of the first large scale urban extensions in east Zaandam. This workers’ neighbourhood covers the area between Oostzijde and the Heijermansstraat. The existing dwellings are too small for current requirements and are in a bad state of repair.
However, the existing urban plan and the character of the neighbourhood are of high quality.
The Rosmolen neighbourhood consists of a number of sub-neighbourhoods which all have their own character. The repeated urban scale of the blocks provides a form of unity between these neighbourhoods. There is a high level of cohesion in both the social and spatial sense.

The new urban plan attempts to maintain the atmosphere and identity of the neighbourhood. Additionally the new plan gives a new impulse to the area through the introduction of a new and more diverse housing programme. The new dwellings consist of terraced houses for starters, families and the elderly, and patio houses.

The new development goes hand in hand with an integral regeneration of the neighbourhood involving the residents, local businesses, government and the housing association. The input of the residents is made tangible in the creation of motifs to be incorporated within the facades of the new dwellings. These motifs reflect patterns and decorative elements which were present in the existing housing.

 

It is becoming increasingly easy to incorporate techniques in new housing which reduce carbon dioxide emissions and energy consumption. Existing housing stock cannot be left behind in these developments. While developers and housing associations advocate and strive to achieve more sustainable housing the reality is that the necessary measures are very slow to be implemented.
De Waag research and development has developed an energy programme which can reduce energy consumption in existing dwellings.
